9,000 m² block slashed

Finished slashing a 9,000m² block yesterday, braving the rain and over 20k steps later here are the results.

The grass was knee-high or more across most of the site. We walked the block first to check for rocks, stumps and rubbish hiding in the grass, then cut it in even runs and tidied up along the fence lines.

Window sill replaced and repainted

The original sill had been damaged by moisture over time, with the timber swelling and splitting under the paint. Once the timber gets to that point, filling and painting over it only lasts a few months before the cracks come back through.

We carefully removed the old sill without damaging the surrounding architraves or plaster, then cut and fitted a new timber sill to suit the opening. It was scribed in neatly around the frame and architraves, fixed securely, and all the joints were filled and sanded smooth.

From there the sill was primed and finished with two coats of paint to match the existing joinery, so the new work blends in with the rest of the window and the room.

A small job, but one that makes a big difference to how a room looks and keeps the timber protected for years to come.

Weatherboards replaced

The old boards had reached the end of their life, with flaking paint, split and cupped boards, and gaps opening up between the laps. Once boards get to that stage, painting over them won’t fix it, and they start letting moisture into the wall frame behind.

We stripped the failing boards off the wall, checked the frame behind, then installed new weatherboards course by course, keeping the laps consistent and the lines running true along the full length. Joints were staggered and fixed off neatly, nail holes filled, and the boards primed ready for paint.

The result is a straight, sealed wall that’s protected properly against the weather again, and it still suits the character of the original home.

Brick path relaid

The original path had lifted and sunk in places, with loose bricks, open joints and weeds pushing through, making it uneven and a trip hazard underfoot.

We lifted every brick by hand and set them aside, then dug out the old bedding and prepared a firm, level base so the path won’t sink again. The original bricks were relaid in their running pattern, with a solid edge along the side to hold everything in place, and the joints filled to lock it all together and keep the weeds out.

Reusing the original bricks keeps the character of the property, and the bluestone edging was kept in place to tie it all back in.

37 metres of new timber fencing

The job started with removing and disposing of the old fence, then setting out the line with a string line to keep the full run straight and true. Post holes were dug to depth and each post was concreted in, checked for plumb and left to set before any rails went on.

Rails were fixed level along the length, following the natural fall of the ground where needed, then the palings were spaced and fixed evenly so the finish stays clean and consistent from one end to the other.

Most fences that fail do so at the posts, so that’s where we take our time. Get the setout and footings right and the fence will stay straight and solid for years.

Chimney repointed

The original mortar had weathered back and gone soft in places, which is usually the first sign of moisture getting into the brickwork. Left alone, that leads to loose bricks, leaks and a much bigger repair bill.

We raked out the failing joints, repointed with a mortar mix matched to the existing colour and strength, and finished the joints to shed water properly. Sound, sealed and good for years to come.

We removed all the rotten timber and unsafe supports, rebuilt the support structure, replaced the decking, and installed a brand new balustrade. Finished it all off with two coats of paint for lasting protection and style. Now the back door is open for business again!
